Design-build is a method of project delivery in which one entity – the design-build team – works under a single contract with the project owner to provide design and construction services. One entity, one contract, one unified flow of work from initial concept through completion – thereby re-integrating the roles of designer and constructor. Design-build is an alternative to the traditional design-bid-build project delivery method. Under the latter approach, design and construction services are split into separate entities, separate contracts, separate work. Across the country and around the world, design-build successfully delivers both horizontal and vertical construction projects with superior results – no matter what the project type.
Simply stated, adaptive reuse is the process of using a building or facility for something other than what it was originally designed or built for, changing the building’s function to accommodate the needs of the users. Typically preserving and repurposing buildings has been limited to those structures with historic significance, but in recent years, the value of renovating buildings with less historic significance has come to the forefront. It is a practical solution to both economic and sustainable building demands.
Plan & Spec
The term per plans and specifications means that the obligation of the subcontractor or contractor to the owner is based on the plans and specs of the project. There should be no compromise , and adherence with all requirements of the documents without deviation is required.
When applied to the construction process, value engineering has enormous benefit for developers. The multi-step process is an integral part the design stage of a new development and aimed at increasing value. In value engineering, value is defined as function divided by cost. Concentrating on the maximizing the project’s function while minimizing cost generates the greatest value for our clients.
